House Rules
This is a family-owned vacation rental. While are location is surrounded by woods, we expect that our guests will be respectful to our neighbors, natural environment, and property. When you rent this property, you are subject to the following house rules:
Check-in is at 4:00 p.m. Your entry code will not be valid until this time unless arrangements are made with the owners prior to check-in. Fees may apply.
The guest is responsible for completing the check-in and check-out list. If tasks on the list are not completed this could result in additional charges for cleaning and support.
At least one member of the party must have a working cell phone. There is no phone at 1079 Plains Road. Reception in this area of NH is strong and a cell phone should work with minimal issues.
If you plan on using the fireplace (available October – April), please read the safety instructions. The tenant is responsible for all damages that occur from using the fireplace.
Fans are available for your comfort. DO NOT leave stand and box fans on when you are not home.
Candles or open flame are not allowed, with the exception of the fireplace. 1079 Plains Road is in a forest fire danger zone. Fireworks are illegal in Madison, NH, and strictly prohibited on our property.
Do not use the outdoor fire pit. It is not permitted by the town and is unavailable for anyone to use.
Absolutely no smoking allowed in or on the property.
This is a “smart home.” Please note that the thermostats are set for a maximum temperature of 68 and a minimum temperature of 50. Interior motion sensors are pointed at both front sliders and the back slider. Your lock code is connected to this system.
Waste removal is via a septic tank. Do not flush anything other than septic-safe toilet paper down the toilets (no feminine products, wipes, diapers, paper towels, etc.). Do not wash food waste down the kitchen sink.
TV is available through an Amazon device and either your personal subscription service(s) or YouTubeTV. TV is available in the living room and blue bedroom. Please note, if there are charges for rentals from other services to any 1079 Plains Road accounts, the tenant will be responsible for those charges.
Skis, large sporting equipment, and beach items (chairs, blankets, sand toys) are not allowed inside of the house. Please leave in the garage. Garage opens from the inside only.
Doors must be closed and locked when the house is unoccupied. Please make sure entries and tightly closed. Lock sliders and put the security sticks in the door.
Plowing of the driveway will happen for storms with 2”+ of snow. For more than 12” of snow, there will be multiple trips. Tenants are required to shovel and sand the entry steps to the property for access. A shovel and sand are in the garage and/or on the deck. Ice melt can be used for ice situations.
Hang damp towels, washcloths, wet clothing, etc. on the available towel bars and hooks in bathrooms. Do not hang damp items or leave them on the wood floors or furniture. Beach towels and bathing suits can be hung on the deck or deck furniture. There is a folding indoor/outdoor drying rack in the basement if additional drying space is needed.
The property is in an area surrounded by nature. From small field mice and birds to bobcats and black bears, it is possible to see it all. Do not leave food, coolers, or food trash unattended, especially overnight. Pack adequate bug spray and other items your group might need to adequately protect themselves from mosquitos, ticks, etc.
No pets are allowed.
Make note of how you have found furnishings and fixtures in the house. If you notice any issues on your initial walkthrough, call or text The Bishops so issues can be resolved.
There is a high chair and pack-n-play located in the basement/garage area if needed for young visitors.
Please note weight limits on beds: top bunk is 200 lbs.; trundle is 250 lbs.; twin sleeper is 200 lbs.
No more than 10 people are allowed to sleep in the house and sleeping arrangements are best suited for up to 8 people. Daytime guests are welcome, but we ask that you please respect our neighbors by keeping the noise levels low. No large parties, gatherings, or events are allowed.
Do not move the grill. The tenant is responsible for all damages that result from using the grill. BBQ Grill is located in the back yard. When done using the grill, make sure that the grill is off and that the gas is in the closed position. When cool, cover grill. The tenant is responsible for filling the tank if empty. The closest filling station is Silver Lake Home Center.
Forget something? You’ll find a small box in the upstairs bathroom with an assortment of toiletry items to get you through until you can get to a store and stock up. There is a Dollar General in Tamworth (less than a 10 minute ride) where you can find a variety of items.
